Before [Click here to view full size picture] You may be eligible for the CDBG program if you satisfy the following criteria:
  • You live in Benzie, Charlevoix, Emmet, Missaukee, or Wexford County.
  •  You own your home, or are buying your home with a mortgage or land contract.
  • You have lived in the home for at least 1 year.
  • You are current with your mortgage, property taxes and have current property insurance.
  • Your repairs cannot exceed the maximun loan amount.
  • You are willing to take advantage of one of the following financing alternatives (see next section).
  • You are under 80% of the area median income.
  • You have equity in the property

Financing Alternatives

DEFERRED LOAN This loan is not paid back until the last borrowing homeowner dies, moves permanently out of the home, or transfers the title of the home.  Repayment of the loan is usually done through the sale of the home.  In some cases, where the home is passed down to an income eligible heir, the loan may continue to be deferred.

MONTHLY RE-PAYMENT LOANS This loan is re-paid in monthly payments to the county. Interest rates and amount to be repaid depend on family size and income. The term of the loan will not exceed 15 years.

 Housing Preservation Grant

 

Northwest Michigan Community Action Agency is happy to announce that it has received a Housing Preservation Grant through USDA Rural Development.  This grant is to be used to do home repairs for income eligible homeowners in Emmet, Grand Traverse, Leelanu, Roscommon, and Wexford Counties, in conjunction with other housing repair funding sources.  For more information, please contact Cathy Odom at codom@nmcaa.net or 1-800-632-7334.

 

Financing Alternatives

DEFERRED LOAN This loan has a 0% interest rate and is not paid back until the last borrowing homeowner dies, moves permanently out of the home, or transfers the title of the home.  Repayment of the loan is usually done through the sale of the home.  In some cases, where the home is passed down to an income eligible heir, the loan may continue to be deferred.
